We meet you at the property (or use a lockbox code), walk through, and give a written flat rate quote within 24 hours.

Schedule the cleanout
For active listings we move within 48 to 72 hours. We can do 1 day or multi day depending on size.

Document and clear
We photograph every room before starting. Then we clear contents, sort hazardous flagging, and bag interior and exterior trash.

Broom clean and after photos
We sweep every room, take after photos, and email you the full documentation package the same day.

We re-lock the property and return keys via lockbox or directly to your office, whatever your workflow requires.

Property condition runs the full range. Some foreclosed homes are mostly empty with just light trash and abandoned mail. Others are full of furniture, appliances, food in the fridge, and personal effects. The worst we have seen are hoarder situations where the contents are several feet deep and require multi day clearing. We quote each property after a walk through, so the pricing is honest. No surprise change orders mid job.
Hazardous materials get flagged but not removed by us. Needles, broken syringes, hypodermics, biohazard waste, drug paraphernalia, and chemical spills require licensed remediation crews. We document what we see, notify you immediately, and continue with the rest of the job. We can refer to local certified remediation partners for the hazardous portion.
